Situation

A long-held Hill Section home held in a family trust went pending with a successor trustee selling after the original trustor had passed. Vesting on record did not match the current trustee, and the listing agent needed title cleared before contingencies started running.

What we did

Team Goeglein opened the order at the listing stage, pulled the Certification of Trust under Probate Code §18100.5, coordinated the Affidavit of Death of Trustee recording, and walked the estate-planning attorney through the deed signature block.

Outcome

Prelim issued cleanly, vesting cleared before the contingency period, deal closed on the original close date — no extensions, no buyer pushback on title.

Probate sale with Limited Authority

Situation

A probate listing had Letters of Administration with Limited Authority under the IAEA — court confirmation and an overbid hearing required. The listing agent had never closed a Limited Authority sale and needed to know exactly what title would require.

What we did

We pre-reviewed the file before list, confirmed the Letters, mapped out the Notice of Proposed Action vs. court-confirmation path, and stayed in contact with the probate attorney through the overbid hearing.

Outcome

Order of confirmation came in, certified copy reached title the same week, and the policy issued without a single curative title issue at recording.

Hermosa Beach · 90254

Walk-street prelim with old unreleased deeds of trust

Situation

A Sand Section walk-street sale opened with three old, unreleased deeds of trust on the prelim — refis and HELOCs from prior owners that had never been reconveyed. Buyer's lender flagged it during underwriting.

What we did

We pulled the underlying documents, contacted the prior lenders for reconveyance, and coordinated with escrow on the timing so the buyer's funding wasn't held up.

Outcome

All three reconveyances recorded before close, prelim cleared, lender funded on schedule — and the listing agent earned a referral from the buyer's lender.

LLC vesting on a Venice ULA file

Situation

A Venice investment sale was structured as an LLC-to-LLC transfer with a sale price triggering the City of Los Angeles ULA transfer tax. The buyer's LLC was newly formed and the operating agreement had not been finalized.

What we did

We coordinated with the buyer's counsel on the LLC formation documents, confirmed signing authority on the operating agreement, and worked with escrow to ensure the ULA filing was prepared correctly.

Outcome

Vesting matched the policy, ULA transfer tax was paid and filed on time, and the file recorded without a city-level filing delay.

PUD prelim cleanup in North Redondo

Situation

A North Redondo PUD listing came in with HOA paperwork that didn't match what was recorded against the parcel — common-area easements and a recorded notice of completion from a prior tear-down were both showing on the prelim.

What we did

We pulled the underlying CC&Rs, the recorded notice of completion, and confirmed lien-release status. Walked the listing agent and buyer's agent through what was exception vs. requirement.

Outcome

Both agents understood the prelim in plain English, no negotiation re-trade, closed on time with a clean owner's policy.

Palos Verdes Peninsula · 90274

Pre-listing title review on a Palos Verdes view lot

Situation

A long-held PV Estates view-lot home had been transferred between family members twice over the decades — once into a trust and once back out — and the listing agent wasn't sure what vesting would look like before going to market.

What we did

We pulled a quiet prelim at the listing stage, surfaced an old unreleased deed of trust and a vesting question on one of the inter-family transfers, and put the listing agent in front of the issues 45 days before there was a buyer in escrow.

Outcome

Issues cleared before the property hit the MLS, the property went on the market with title already reviewed, and the listing closed without a single title-driven delay.
