Fidelity First Alert: a preliminary report that explains itself

The color-coded preliminary report that summarizes vesting, exceptions, and requirements in plain English.

What does Fidelity First Alert do?

  • Summary report page at the front of the prelim
  • Color-coded so important items stand out on a scan
  • Vesting, form of policy, and property type called out clearly
  • Exceptions listed and grouped rather than buried
  • Requirements separated from informational items
  • Quick links to order updates, CPL requests, and agent tools

How do I use Fidelity First Alert?

  1. 1Open the order with us — send the address and parties and we confirm the file.
  2. 2When the prelim issues, start at the Summary page, not page one of the exceptions.
  3. 3Confirm vesting matches how your sellers intend to sign.
  4. 4Scan the color-coded exceptions for anything that must clear before closing.
  5. 5Read the Requirements section — those are the action items, not the CC&Rs.
  6. 6Call us on anything unclear. We read prelims all day; you should not have to.

Fidelity First Alert FAQ

What is Fidelity First Alert?
It is Fidelity National Title's simplified preliminary report — the first prelim that explains itself, with a summary page and color coding so agents can scan it quickly.
How fast can I get a prelim in the South Bay or Westside?
Open the order with Team Goeglein and we confirm the file immediately. Call Matt at 310-293-0784 or Xavi at 562-217-9933 if it's urgent.
What is the difference between exceptions and requirements?
Exceptions are matters the policy will not insure against. Requirements are the items that must be satisfied before the policy can issue — those are your action list.
Who do I call about a title issue on the prelim?
Call Matt at 310-293-0784 or Xavi at 562-217-9933 and we'll walk the report with you line by line.
Can you review a prelim before I take the listing?
Yes. Pre-listing title review is one of the most useful things we do — it surfaces trust, lien, and vesting issues while there's still time to fix them.
