Life of a Title Search: 13 Steps

Every title insurance policy begins with a thorough search and examination of public records. At Fidelity National Title, Team Goeglein oversees a 13-step process that ensures every property in the South Bay and Westside LA receives a comprehensive title examination before a policy is issued.
Step 1: Title order is opened by escrow. Step 2: Customer service verifies the legal description and vesting. Step 3: Title order is sent to searching and examining. Step 4: A digital chain of title and general index on sellers and buyers are produced. Step 5: Searching and examining assembles the chain and general index, and obtains tax information.
Step 6: The searching package is sent to the examiner for review of each document in order to complete the preliminary title report. Step 7: The preliminary title report is finalized. Step 8: The preliminary title report is delivered to the escrow officer, lender(s), and proposed insured. Step 9: Any new documents, demands, lender's instructions, and statements of information are submitted to the title officer.
Step 10: The title officer carefully reviews all documents and lender's instructions. Step 11: The escrow officer authorizes recording of the new grant deed and deed(s) of trust (if applicable). Step 12: The new documents are recorded and all payoffs are disbursed accordingly. Step 13: The title insurance policy is issued — you and your property are now insured by Fidelity National Title.
