A property profile is a free report your title company produces for any address: current vested owner, last sale price and date, legal description and APN, open loans, tax information, plat map, and recent comparable sales. In Los Angeles County, real estate agents get property profiles at no cost from their title representative. A property profile — sometimes called a property information report or a farm package — is a summary of everything public record knows about a single address. It is assembled from county recorder and assessor data, and title companies produce it as a courtesy for the real estate agents they work with. There is no charge and no obligation to open an order.
A standard California property profile includes the current vested owner and how title is held, the last sale price and recording date, the assessor's parcel number and legal description, the assessed value and annual property taxes, any open deeds of trust with lender and loan amount, a plat or parcel map, and a set of recent comparable sales from the surrounding area.
Agents use property profiles constantly: verifying that the person signing the listing agreement is actually on title, checking whether a property has an unrecorded second, pricing a listing before the appointment, preparing for an expired or FSBO conversation, and confirming lot size or vesting before writing an offer.
There are two ways to get one in Los Angeles County. A property profile is not a preliminary title report. A profile is an informal courtesy report drawn from public records with no liability attached. A preliminary title report is issued after a title order is opened, reflects the underwriter's search, and lists the exceptions and requirements that must be cleared before a policy can issue.
