How do I use Fidelity SoCal Comps?

  1. 1Go to socalcomps.com — or reach it from the SoCal Comps link on our Resources hub.
  2. 2Pick the county, then the city (Manhattan Beach, Torrance, Culver City, Santa Monica, and so on).
  3. 3Choose the property type: single family, condo, land, or a commercial category.
  4. 4Set the date range — the file refreshes twice a month with newly recorded sales.
  5. 5Download the report and use it as the recorded-sales backup behind your MLS comps.

Why recorded sales matter alongside the MLS

The MLS only shows what was listed. SoCal Comps reports full sale transfers as recorded with the county, which captures off-market deals, trust and probate sales, and investor transactions the MLS never saw. On the Westside and in the South Bay, where pocket listings and estate sales are common, that gap is often the difference between a defensible price and a guess.
